Adams Morgan Sold Real Estate Listings February 2012Adams Morgan real estate sales February 2012 statistical review shows that the market continues to be one of the healthier real estate markets in the nation. The Total Sold Dollar Volume was $25,226,100 which is a reasonable improvement of +8.35% from February 2012 and a small decline from January 2012 by -5.87%. This month over month decline could be the result of the 7 fewer closed sales in February 2012. As you can see in the bar graph to the left, there were 43 Closed Sales in the February 2012 real estate statistical market report. This is a year over year increase of +7.5% and a decrease month over month of -14%. This is up dramatically from the January 2010 low of 26 Closed Sales. This generally upward trend shows a recovering real estate sales market.

Adams Morgan real estate sales February 2012 review next looks at the Median Sold Price and Average Sold Price. The Median Sold Price for Adams Morgan and part of DuPont Circle zip code 20009 was $488,000 which is more or less flat. A decrease of -1.51% from February 2011 , and a nice increase form last month at +14.55%. Which is good news and shows that the market is healthy. The Average Sold Price is showing very similar changes. The Average Sold Price was $586,653 a year over year increase of +0.79% and a month over month increase of +9.45%. Again flat compared to last year and a nice improvement from last month. You can review these numbers for different months in the graphs below.

Average Days on Market and Average Sold to Original List Ratio are the next two statistics presented in the Adams Morgan real estate sales February 2012 review. The Average Days on Market showed a small increase from February 2011 of +13.1% and was the same as last month at 95 days. This is still a market that has active buyers who are making a purchase in a reasonable time frame. The Average Sold to Original List Ratio was 97.05% and showing that the price home owners are asking is very close to the price home buyers are willing to pay in the Adams Morgan and DuPont Circle neighborhoods. This was a small step up from February 2011 at +2.45% and even smaller step up from last month at +0.85%. This should make sellers very happy that they can get very close to asking price in these areas.
